How to calculate price per square foot

Price per square foot (or cost per sq ft) is a quick way to compare properties, land, or materials of different sizes. Divide the total price by the total area in square feet. If your area is in another unit, convert it to square feet first.

Unit price (per sq ft) = Total price ÷ Area (sq ft)

Why calculate price per area?

Normalizing price by area helps you:

  • Compare property listings (homes, apartments, land) on a like-for-like basis.
  • Budget materials (flooring, tiles, turf) when package sizes or coverage differ.
  • Spot outliers where a low total price hides a very small area — or the opposite.

Step-by-step examples

Example 1 — Home purchase

A 1,600 sq ft home is listed for $360,000. Unit price = 360,000 ÷ 1,600 = $225/sq ft (about $2,422/sq m).

Example 2 — Rent

An apartment is 800 sq ft at $2,000/month. Unit price = 2,000 ÷ 800 = $2.50/sq ft per month. Another apartment might be 900 sq ft at $2,250/month → 2,250 ÷ 900 = $2.50/sq ft as well, so they are equivalent on a per-area basis.

Example 3 — Materials

A tile pack covers 12 sq ft and costs $30. Unit price = 30 ÷ 12 = $2.50/sq ft. If your room is 120 sq ft, the raw tile cost is about 120 × 2.50 = $300 (plus waste and installation).

FAQs

What is a “good” price per square foot?

It depends on location, property type, condition, and many other factors. Use price per sq ft as a comparison tool among similar listings rather than as a universal target number.

Does price per sq ft include land or only interior space?

For homes, listings usually quote interior (finished) area. Land listings use lot size (acres or sq ft). Always check whether the area refers to interior space, gross floor area, or land.

Are taxes, HOA dues, or closing costs included?

No. Price per sq ft is simply price ÷ area. To compare total cost of ownership or total project cost, factor in property taxes, HOA or condo fees, insurance, and transaction costs separately.

How do I compare metric and imperial units?

This calculator shows both. Quick rule of thumb: 1 sq m ≈ 10.7639 sq ft. For example, $2,422/sq m is equivalent to about $225/sq ft — same value, just a different unit.
